Mark Gipple provides commercial real estate brokerage and advisory services to buyers, sellers, property owners and investors throughout the Kansas City metropolitan area in Missouri and Kansas. His approach combines market knowledge, transaction experience and financial analysis to help clients evaluate opportunities, understand property economics, negotiate effectively and execute commercial real estate transactions.
Commercial real estate decisions require more than identifying a property or negotiating a purchase price. Mark evaluates opportunities from both a brokerage and investment perspective, considering property value, market conditions, income and operating expenses, lease structure, tenant quality, financing, due diligence and potential risks before helping clients determine an appropriate transaction strategy.
Mark works with clients across the commercial real estate transaction lifecycle, from initial opportunity evaluation through negotiation, due diligence and closing. Services include:
Commercial properties are ultimately businesses as well as real estate. Mark's approach goes beyond location and comparable sales to examine the underlying economics that can influence value, cash flow and investment performance.
Depending on the property and transaction, the analysis may include net operating income (NOI), capitalization rates, cash-on-cash return, debt service coverage ratio (DSCR), financing structure, operating expenses, vacancy, capital reserves, lease terms, tenant credit and guarantees, market rents and potential downside scenarios. This analytical perspective helps clients better understand not only what a property costs, but how the investment may perform and where the material risks may exist.
Mark serves commercial real estate clients throughout the Kansas City metropolitan area on both sides of the Missouri-Kansas state line. His market coverage includes Kansas City, Lee's Summit, Blue Springs, Lake Lotawana, Jackson County and Cass County in Missouri, along with Johnson County, Kansas, including Overland Park, Leawood, Olathe, Lenexa, Shawnee and Prairie Village.
Because commercial real estate is highly location-specific, Mark considers local market conditions, surrounding development, access, demographics, comparable properties, rents, vacancy and other market factors when evaluating an opportunity or developing a transaction strategy.
Whether you are considering the acquisition or sale of a commercial property, evaluating an investment opportunity or looking for experienced representation in the Kansas City market, Mark can help you evaluate the opportunity and develop a transaction strategy based on your objectives.
